Terms of Service

These Terms of Service ("Terms") govern your access to and use of RentInSA (rentinsa.com), operated from San Antonio, Texas. By creating an account or using the service, you agree to these Terms.

1. Eligibility

You must be at least 18 years old to use RentInSA. By using the service you represent that you meet this requirement.

2. Accounts

You are responsible for the accuracy of information you provide and for all activity that occurs under your account. Keep your password secure and notify us immediately if you suspect unauthorized access.

3. Listings

Listings on RentInSA come from two sources:

  • SABOR MLS feed: aggregated from the San Antonio Board of Realtors. We do not represent these listings; we display them.
  • Owner-submitted listings: posted by the property owner. Owners are solely responsible for the accuracy and lawfulness of their listings.

We are not a real estate broker or property manager. RentInSA does not verify listing accuracy and is not responsible for any inaccuracies. Always verify property details directly with the listing owner or agent before signing a lease or sending payment.

4. Owner Submissions & Payment

Owners may submit a property to be listed for rent on RentInSA. Submissions are subject to admin review and approval. Listing fees, where applicable, are:

  • Monthly: $25/month, cancel anytime
  • Flat rate: $75 one-time, listed until removed by you
  • MLS option: $150 one-time, listed on SABOR MLS plus RentInSA

One-time fees are non-refundable. Monthly subscriptions can be cancelled from your dashboard at any time; cancellation stops future charges but does not refund fees already paid.

5. Acceptable Use

You agree not to:

  • Post false, misleading, or fraudulent listings.
  • Discriminate against any person on a protected basis (Fair Housing Act).
  • Scrape, harvest, or systematically download content from the site.
  • Impersonate any other person or entity.
  • Use the service for any unlawful purpose or to harass other users.
  • Attempt to interfere with or disrupt the service or its security.

6. Inquiries & Communication

When you send an inquiry through a listing page, we forward your contact information (name, email, phone, message) to the listing owner or agent. You are responsible for the content of your communications.

7. Intellectual Property

RentInSA owns the design, code, and original content of the site. MLS listing data and photos are the property of the originating brokerage and SABOR. User-submitted content (photos, descriptions) remains owned by the user, but you grant RentInSA a non-exclusive license to display and distribute that content as needed to operate the service.

8. Termination

We may suspend or terminate your account at any time if you violate these Terms or for any other reason at our discretion. You may close your account at any time by contacting us.

9. Disclaimers

The service is provided "as is" and "as available" without warranties of any kind. We make no warranties about the accuracy, reliability, or availability of any listing or feature on the site. Use of the service is at your own risk.

10. Limitation of Liability

To the fullest extent permitted by law, RentInSA and its operators shall not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of the service. Our total liability for any claim shall not exceed the greater of $100 or the fees you paid us in the prior twelve months.

11. Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any dispute will be resolved in the state or federal courts located in Bexar County, Texas.

12. Changes

We may update these Terms from time to time. Material changes will be posted here with a new "Last updated" date. Continued use of the service after the changes take effect constitutes your acceptance of the new Terms.
