Lackland Terrace and 78227: The Southwest-Side Corridor Between Lackland's Main Gate and SWISD

78227 is the ZIP wrapped around JBSA-Lackland's main gate. It's split across three school districts, three police jurisdictions, and two very different housing eras — and most military renters never figure out which side of the line they're on.

If you're PCSing to JBSA-Lackland and someone tells you to "just look in 78227," they're giving you a 15-square-mile answer to a block-by-block question. The ZIP wraps the main installation on three sides, straddles US-90, and gets carved up by Northside ISD, Southwest ISD, and Edgewood ISD depending on which cul-de-sac you pick. The difference between a Lackland Terrace rental built in 1962 and a Heritage build from 2018 is a 20-minute drive and about $700 a month in rent.

This is the practical guide to what 78227 actually is, where the real neighborhoods sit, and what trips up renters who arrive on orders and sign the first lease that comes back under BAH.

Where 78227 actually sits

78227 is southwest San Antonio, outside Loop 410, bordered roughly by US-90 to the north, Loop 1604 to the west, Marbach Road and Military Drive West through the middle, and the Kelly Field / Port San Antonio footprint to the east. JBSA-Lackland's main cantonment — the basic training side, the Luke West gate, security forces school — sits inside this ZIP. So does the Lackland Training Annex and the Medina Annex further west.

It is not the same as 78236 (which is the on-base ZIP) and it is not the same as 78245 (Alamo Ranch and the far west side, already a separate story). People conflate all three constantly on PCS forums.

The three school districts hiding inside one ZIP

This is the single thing that costs renters the most when they get it wrong. 78227 is not one district.

If you sign for a house on, say, Ray Ellison or Old Pearsall Road thinking "NISD" because the Lackland Terrace neighbor said so, you may actually be zoned SWISD. Pull the address through the district's school locator before you sign. Not the listing. The district.

The named neighborhoods, decoded

Lackland Terrace

The original name. Built out in the 1950s and 60s for base personnel, immediately south of the main gate off Military Drive West. One-story brick ranches, 1,100–1,600 sq ft, mature pecans, no HOA. These are the houses people buy as rentals specifically because they're a five-minute drive to the gate and the tenant pool renews itself every PCS cycle. Expect older electrical, pier-and-beam or slab from the era, and foundation movement on the south-facing lots.

Heritage

Further west, past 1604, toward the Medina Annex. Newer construction — 2000s and 2010s subdivisions, two-story production builds, HOA, NISD on most addresses. Larger square footage, higher rent, longer drive to the gate (10–15 minutes in morning base traffic).

Lackland City

Older, denser, east of the base, closer to SW Military Drive and Old Pearsall. Pre-dates most of Lackland Terrace. A mix of small single-family, duplexes, and 1970s apartment stock. Edgewood ISD on much of it.

Westwood Village / Valley Hi

South of Military Drive, west of I-410. Valley Hi still has the old airport-adjacent feel. SWISD. More single-family rentals, generally cheaper per square foot than Heritage.

Hidden Cove, Westwood North, and the newer west-side pockets

Post-2010 production neighborhoods along Loop 1604 and Marbach extensions. NISD. These are the ones showing up most often on new-build rental listings.

What rent actually looks like out here

RentInSA's active listings show a citywide median asking rent of $1,700/mo as of October 2026, with 3-bedroom homes — the dominant product on the southwest side — at a $1,695 median across San Antonio. 78227 skews close to that for older stock in Lackland Terrace and Valley Hi, and runs noticeably above it for newer Heritage and Hidden Cove builds, where 3- and 4-bedroom production homes are more often in the $1,900–$2,300 range.

For an E-5 with dependents, the DoD's annual BAH publication for the San Antonio MHA (which includes 78227) generally covers a solid three-bedroom in this corridor. Officers coming in for tech school instructor assignments at Lackland tend to go further north — Alamo Ranch, Westover Hills — and commute in on 1604.

The commute math nobody runs before signing

Lackland's main gate (Luke West) and the Valley Hi / Growdon gates are the three realistic entry points depending on where you live and work on the installation.

  • Lackland Terrace, Valley Hi, Lackland City: 5–10 minutes to a gate, no highway.
  • Heritage, Hidden Cove: 10–20 minutes depending on time of day, usually via 1604 to Military Drive.
  • Alamo Ranch (78253) and Westover Hills (78251): 20–35 minutes. Not 78227 at all, but constantly compared with it.

If you're reporting at 0600 for BMT staff duty, the five-minute drive from Lackland Terrace is worth real money versus a $200/mo cheaper rent in Westover Hills. Run the time, not just the price.

Three police jurisdictions, two utility providers

Most of 78227 is inside the City of San Antonio, so SAPD covers it and you call SA 311 for code issues. Small slivers near the base boundary and the annexes sit under base security or county jurisdiction. Bexar County constables (Precinct 1 covers most of the southwest side) handle any eviction writs — the JP court for most 78227 addresses is JP Precinct 1, filing through eFileTexas.

CPS Energy is your electric and gas. SAWS is your water and sewer. Older Lackland Terrace homes still have the original 100-amp service in some cases; if you're renting, confirm the HVAC runs on the existing panel without tripping before you take possession, and get it in writing on the inventory and condition form.

What most people get wrong

  • Assuming the whole ZIP is NISD. It isn't. SWISD and Edgewood both have real territory in 78227. Verify the specific address with the district's locator before you sign a 12-month lease with kids in the car.
  • Using the Lackland on-base ZIP (78236) as a search filter. 78236 is the installation. You cannot rent off-base there. Search 78227, 78245, and 78251 for actual Lackland-adjacent inventory.
  • Signing without reading the Military Clause. Texas doesn't automatically give you SCRA termination rights unless you invoke them properly. Under 50 U.S.C. § 3955, a servicemember on PCS or qualifying deployment orders can terminate a residential lease with 30 days' written notice after the next rent due date, with a copy of the orders. The lease addendum should mirror this. If your landlord's addendum narrows it (requires 60 days, charges a reletting fee, demands orders further out than the statute requires), that language is likely unenforceable — but you'll still fight about it. Push back before signing.
  • Skipping the foundation walk on 1960s Lackland Terrace stock. The soil out here moves. Hairline cracks in brick veneer at the corners are normal; door frames that are visibly out of square and sticking interior doors are not. Note everything on the move-in condition form within the first few days — Texas Property Code § 92.103 lets a landlord withhold from the deposit for damage beyond normal wear and tear, and your move-in form is the only real defense.
  • Ignoring the repair-request paper trail. Under Property Code § 92.052, the landlord's duty to repair conditions that materially affect health and safety is triggered by written notice with rent current. Text messages are a weak record. Send email, keep a copy, and date it.
  • Confusing Port San Antonio with the base. Port SA (Kelly Field) is the redeveloped former Kelly AFB — it's a tech and aerospace employment hub now, not a military installation you report to. If your orders say Lackland, your gate is not Port SA.

When 78227 is the right call and when it isn't

It's the right call when you want short commute to Lackland, you don't need a brand-new build, you're willing to trade some square footage for proximity, and your district research came back acceptable. It's the wrong call when you want new construction with a specific NISD elementary, you're commuting to the Medical Center or downtown daily, or you need SAISD magnet access (SAISD doesn't reach this far southwest).
