78207 is the historic West Side — Prospect Hill, Guadalupe Street, Our Lady of the Lake, and Edgewood ISD. Here is what the ZIP actually contains, what it costs, and what buyers and renters keep getting wrong about it.

78207 is the ZIP directly west of downtown San Antonio, bounded roughly by I-10 and I-35 on the east, US-90 on the south, S. General McMullen and Loop 410 on the west, and Culebra Road on the north. It contains Prospect Hill, the Guadalupe cultural corridor, Cattleman Square, most of Our Lady of the Lake University's footprint, and the Alazan-Apache Courts — one of the oldest public housing developments in the United States, opened in 1940. It is almost entirely inside Edgewood ISD, with a small sliver of San Antonio ISD along the eastern edge.
This is not a neighborhood in transition the way Dignowity Hill or Government Hill are on the East Side. 78207 has been the cultural and residential heart of Mexican-American San Antonio for a century, and the housing stock, school district, and commute geography reflect that. If you understand what you are actually looking at, it is one of the most affordable places to own or rent inside Loop 410. If you don't, you will misread the neighborhood in both directions — over-romanticizing it or writing it off.
Where 78207 actually sits
The ZIP is small and dense. Drive west from Market Square on Commerce or Guadalupe and you are in it within a minute. The eastern edge butts up against downtown and the near West Side around Cattleman Square (now anchored by the UTSA downtown campus expansion). The southern edge along US-90 puts you a straight 15-minute shot to Lackland's main gate. The northern edge at Culebra runs into Woodlawn Lake (78201), and the western edge feeds into Las Palmas and the 78228 stretch toward Loop 410.
The defining streets to know:
- Guadalupe Street — the cultural spine, home to the Guadalupe Cultural Arts Center and the Guadalupe Theater.
- Zarzamora Street — the main north-south commercial corridor.
- Commerce and Buena Vista — the two east-west arteries into downtown.
- US-90 (the Cleto Rodriguez Freeway) — the southern boundary and the fastest way to Lackland.
Prospect Hill and the housing stock
Prospect Hill sits on the small rise west of downtown, roughly bounded by W. Commerce, Guadalupe, Colorado, and 24th Street. It was platted in the 1890s and built out mostly between 1900 and 1940. What you find on the ground:
- Small single-story frame houses on 40–50 foot lots, most between 900 and 1,400 sq ft.
- Craftsman bungalows, shotgun houses, and 1920s brick cottages, many with original wood siding under aluminum overlays.
- A handful of two-story Queen Anne and Folk Victorian homes on the higher blocks near Woodlawn.
- Post-war brick ranches on the western half toward General McMullen.
Much of the West Side is not in a designated historic district, which is the practical difference between 78207 and Dignowity Hill (78202) or King William (78204). You are not dealing with the Historic and Design Review Commission on most exterior work. That cuts renovation friction significantly. It also means the neighborhood does not have the same guardrails against teardowns, so the housing character is more uneven block to block.
What Edgewood ISD actually buys you
Edgewood ISD is the school district at the center of Edgewood ISD v. Kirby (1989), the Texas Supreme Court decision that forced the legislature to overhaul school finance. That case exists because Edgewood had — and still has — one of the lowest property tax bases per student in the state. That is the reality you are buying into.
What that means for a family:
- Edgewood is a small district, roughly 8 square miles, with fewer than a dozen elementary campuses and a single comprehensive high school (Memorial). Class sizes are generally small.
- The district has invested heavily in early college programs, dual credit with Alamo Colleges, and career and technical pathways. Kennedy High School's early college program is genuinely notable.
- Standardized test scores lag NEISD, NISD, and Alamo Heights ISD. If your primary criterion is TEA accountability ratings, this is not the district for you.
- Magnet and transfer options exist within SAISD and through the Alamo Heights ISD limited transfer program, but they require applications and usually parent-provided transportation.
If you are a renter without school-age kids, none of this matters to your daily life. If you are buying with a 4-year-old in the house, walk the campus, talk to the principal, and make an honest decision. Do not rely on a website letter grade.
What it costs to live here
78207 is one of the more affordable ZIPs inside Loop 410. RentInSA's active listings show a citywide median asking rent of $1,700/mo as of September 2026, with a median of $1.11 per sq ft. Inside 78207, most 2- and 3-bedroom single-family rentals list well below the citywide 3BR median of $1,695. Small frame houses in Prospect Hill and along Guadalupe routinely rent in the $1,100–$1,450 range depending on condition and whether central HVAC has been added.
For buyers, the entry point is genuinely low by inside-410 standards — often under $200,000 for a small unrenovated bungalow, with fully renovated homes in the $250,000–$325,000 range. Compare that to Dignowity Hill, where renovated bungalows now regularly clear $400,000, or Beacon Hill in the $350,000s. The West Side has not been priced up the way the near East Side and near North Side have.
Commutes and daily geography
78207's location is its single strongest asset:
- Downtown / Market Square / the courthouses: 5–10 minutes.
- Lackland main gate (JBSA-Lackland): 15 minutes via US-90 west.
- The Medical Center (78229): 15–20 minutes via I-10 west or Fredericksburg Road.
- JBSA-Fort Sam Houston: 15 minutes via I-35 north through downtown.
- UTSA main campus (78249): 25 minutes off-peak via I-10.
VIA bus coverage is genuinely usable here — the 75, 76, and 82 routes run frequently along Commerce, Guadalupe, and Buena Vista into downtown. This is one of the few parts of San Antonio where a car-light life is actually possible for a working adult.
Safety, perception, and the actual data
78207 has a reputation problem that outruns the current reality. Property crime is real, particularly vehicle break-ins near OLLU and along commercial corridors. Violent crime is concentrated in specific blocks, not distributed evenly across the ZIP. If you are considering a purchase or a lease, do two things: pull the block-level SAPD crime map for the specific address, and drive it at 10 p.m. on a Friday. Do not rely on a citywide reputation from someone who last set foot in the neighborhood in 1998.
What most people get wrong
"78207 is unsafe, period." It is a large, dense ZIP with real block-by-block variation. Prospect Hill's core blocks north of Commerce and the streets immediately around OLLU are quiet residential. Assess the specific address.
Assuming HDRC rules apply. They generally do not in 78207. This is the opposite of King William or Dignowity Hill. You can replace windows, re-side, and remodel without a design review approval on most properties. Verify with the City of San Antonio Office of Historic Preservation before you assume either way.
Confusing Edgewood ISD with SAISD. They are separate districts with separate boards, budgets, and campuses. The dividing line runs roughly along Colorado Street and General McMullen. A house on one side of the street can feed a different high school than the house across from it. Confirm the exact campus assignment on the district's attendance boundary lookup before you sign anything.
Overpaying for "potential" without doing the math. Some out-of-town buyers are pricing 78207 like it is the next Dignowity Hill. It might appreciate, but it is not on the same trajectory today. Underwrite the deal on current rents and current comps, not on a five-year appreciation story.
Ignoring foundation and electrical. These are 80- to 120-year-old houses on Bexar County clay. Pier-and-beam settling, knob-and-tube remnants, and 60-amp panels are common. Budget for a structural engineer's report and a full electrical inspection before you close, not after.
Assuming CPS and SAWS coverage is the same everywhere. It is — CPS Energy handles electric and gas across 78207, and SAWS handles water and sewer. But service lines to century-old houses often have galvanized supply lines and cast-iron drains at the end of their life. Ask for a sewer scope.
