Palo Alto and the 78224 Corridor: Texas A&M-San Antonio, Palo Alto College, and What South of Loop 410 Actually Means

The 78224 ZIP south of Loop 410 is defined by two campuses, a Toyota plant a few miles further south, and three overlapping school districts most buyers don't sort out until after they close.

The 78224 ZIP code sits south of Loop 410, east of I-35, and west of I-37 — a stretch of the south side most north-side buyers have driven past on the way to the airport in reverse and never actually visited. It is anchored by two campuses (Texas A&M-San Antonio and Palo Alto College), pulled economically by the Toyota Manufacturing Texas plant a few miles further south, and split across three school districts that share the same ZIP. If you are looking here, the school district and the commute matter more than the neighborhood name.

This is what you're actually getting when you buy or rent in Palo Alto and the surrounding 78224 blocks — and what trips people up.

Where 78224 actually sits

78224 is bounded roughly by Loop 410 on the north, I-35 on the east, and stretches south past SW Military Drive to Watson Road. Zarzamora Street runs through the middle. The neighborhood names locals actually use — Palo Alto, Villa Coronado, Heritage Northwest, Pecan Valley South — are smaller than the ZIP and often smaller than what an MLS listing calls the area.

Drive time from a house near Palo Alto College:

  • Downtown / the Alamodome: 12–15 minutes up I-35 or I-37
  • JBSA-Lackland main gate: 15–20 minutes via Loop 410 West
  • JBSA-Fort Sam Houston: 20–25 minutes via I-37 and I-35
  • The Pearl / Southtown: 12–18 minutes
  • Stone Oak: 35–45 minutes, and worse in afternoon 281 traffic

That downtown number is the one that matters. 78224 is closer to the central business district than most of the north-side neighborhoods people compare it to, and the rent numbers reflect that discount.

The two campuses that define the area

Texas A&M-San Antonio

Texas A&M-San Antonio (TAMUSA) sits on University Way south of Loop 410. It became a standalone university in 2009 after operating for years as a satellite. Enrollment has grown past 7,000 and the campus is still building out — the Central Academic Building, Science and Technology Building, and Esperanza Hall (the first on-campus housing) opened in the last decade. TAMUSA has changed the rental profile of the ZIP: there is now real student-tenant demand where there wasn't a decade ago.

Palo Alto College

Palo Alto College is one of the five Alamo Colleges, at 1400 W Villaret. It has been on that campus since 1985 and serves roughly 10,000 students, most part-time. Palo Alto feeds transfer students into TAMUSA and UTSA, and it feeds a workforce pipeline into the manufacturing corridor south of 410.

Two campuses inside the same ZIP is unusual for a south-side neighborhood. It has kept the area from thinning out the way some south-side stretches did in the 1990s.

Toyota and the south-side manufacturing corridor

Toyota Manufacturing Texas opened in 2006 on Applewhite Road, technically in 78264 a few miles south of 78224, but it functions as the economic engine for the entire south side. The plant builds the Tundra and Tacoma and, with its on-site suppliers, employs several thousand people. The 2024–2025 expansion added capacity, and the supplier park along Applewhite has continued to grow.

For a renter or buyer in 78224, Toyota matters two ways: it puts a large, stable employer within a 10–15 minute drive, and it has pulled new construction — both rental and for-sale — south of Loop 410 in a way you don't see in the older parts of the south side.

The school district question — three districts, one ZIP

This is what buyers miss. 78224 is split across three ISDs, and which one your specific address falls into changes the resale story significantly.

Occasionally a corner block is in SAISD depending on annexation history. Never assume the school district from the ZIP. Pull the address on the Bexar Appraisal District (BCAD) public search, then confirm attendance zones directly with the district. Zoning changes and TEA accountability ratings are the two things that move most between these districts, and they don't move the same direction every year.

What the housing stock actually looks like

78224 is a mix. Roughly three groups:

  • 1970s–1980s single-story ranch homes, brick veneer, 1,200–1,800 sq ft, often on quarter-acre lots. These are the bulk of the resale inventory.
  • 1990s subdivisions off Zarzamora and Pleasanton Road with two-story elevations and smaller lots.
  • Post-2015 new construction south of Loop 410, largely driven by the Toyota and TAMUSA pull. Lennar, D.R. Horton, and LGI have all built here.

RentInSA's active listings show a citywide median asking rent of $1,700/month as of September 2026, with three-bedroom homes at a $1,695 median. On the south side inside 78224, three-bedrooms typically rent below that citywide median — the value is real, and it's the main reason military tenants stationed at Lackland who don't need the north-side commute end up here.

Utilities are the standard Bexar split: CPS Energy for electric and gas, SAWS for water and sewer. There is no separate municipal utility — 78224 is entirely inside the City of San Antonio, not one of the small independent cities.

Getting around

Four highways touch 78224 and each does something different:

  • Loop 410 — the northern boundary, the road you use to get to Lackland or the airport
  • I-35 — east boundary, downtown or south to Laredo
  • I-37 — a few blocks east of I-35, downtown or south to Corpus
  • US-281 South — becomes Roosevelt Avenue, the old road to the Missions

SW Military Drive is the main east–west commercial spine. Zarzamora runs north–south and is the street most locals use to get in and out. VIA has bus service on all three, but the area is functionally car-dependent.

What most people get wrong

Assuming the ZIP means one school district. 78224 has at least three, and TEA ratings vary by campus, not by district average. Pull the specific attendance zone before you sign.

Confusing Palo Alto (the neighborhood) with Palo Alto College (the campus) with Palo Alto Heights (a different subdivision). Listing agents use the names loosely. Confirm on BCAD.

Overestimating the downtown commute. 78224 is closer to downtown than Alamo Ranch, Stone Oak, or Cibolo. If your job is downtown or at Fort Sam, this ZIP is a shorter drive than most of the north side and the rent is lower.

Underestimating flood zones near Leon Creek and the Medina River tributaries. Parts of southwest 78224 sit near drainage that runs during heavy rain. Pull the FEMA flood map for the specific parcel — a flood insurance requirement changes the monthly number by $80–$200.

Treating Toyota's expansion as if it's already priced in. The supplier park is still growing. New construction south of Loop 410 has moved in the last three years, and the resale comps a listing agent shows you may be six months behind.

Skipping the seller's disclosure line on prior foundation work. South-side clay soils move. TREC's OP-H seller's disclosure (now embedded in the current TREC forms) asks specifically about prior foundation repair; read that line and get an independent structural evaluation if it's checked yes.

Property tax and homestead

78224 addresses inside the City of San Antonio pay: City of San Antonio, Bexar County, University Health System, Alamo Colleges, the applicable ISD, and San Antonio River Authority. If this is your primary residence, file Form 50-114 with BCAD for the homestead exemption — deadline April 30 for that tax year. If BCAD's noticed value in April looks wrong, protest by the deadline on the notice (typically mid-May); the informal appraiser meeting resolves most cases before the ARB hearing.

Who this ZIP actually fits

  • Downtown workers who want a real house and a sub-15-minute commute
  • Lackland-based military who don't need the Alamo Ranch schools
  • TAMUSA and Palo Alto College staff and students
  • Toyota employees and suppliers
  • Investors buying single-family rentals with real cash-flow math

It does not fit buyers who need NEISD or NISD schools, who want walkable urban amenities (Southtown or the Pearl area is better), or who need to be close to the Medical Center.
