Northwood and Oak Park–Northwood (78213): The Inside-410 NEISD Pocket Between US-281 and West Avenue

Northwood and Oak Park–Northwood sit inside Loop 410 but feed into NEISD, with 1960s ranch homes at a fraction of Stone Oak's per-foot price. Here is what that actually means for taxes, schools, and commutes.

Northwood and Oak Park–Northwood are two adjoining San Antonio neighborhoods inside Loop 410, roughly bounded by US-281 on the east, West Avenue on the west, Jackson-Keller on the south, and Bitters Road on the north. They are not an independent city. You pay City of San Antonio property tax, get CPS Energy and SAWS, call SAPD, and vote in San Antonio municipal elections. What makes the area unusual is that the homes feed into North East ISD — the same district that covers Stone Oak, Alamo Heights-adjacent 78209, and Hill Country Village — even though you are a 10-minute drive from downtown.

That combination (inside-410 location, NEISD attendance zones, 1960s–70s ranch housing stock) is the whole pitch. You are buying or renting into a district most people associate with the far north side, without the 1604 commute and without the Stone Oak price per foot.

Where exactly these neighborhoods sit

Northwood proper is the pocket south of Bitters, east of Blanco, and generally north of Loop 410. Oak Park–Northwood sits just south and west of that, between Blanco and West Avenue, with its southern edge running toward Jackson-Keller. The two neighborhood associations overlap in common usage, and most listings label the whole area as Northwood or Oak Park–Northwood interchangeably. The ZIP is almost entirely 78213, with a sliver east of Blanco falling into 78216.

You are inside Loop 410, which matters for three things: commute times to downtown and the Medical Center, access to the airport (less than 10 minutes via 281 or 410), and the fact that none of the north-side 1604 traffic touches you on a daily basis.

The NEISD attendance zones

This is the part most buyers get wrong. Being inside Loop 410 does not automatically mean SAISD. NEISD's boundary dips well south of 410 in this corridor, and these neighborhoods are inside it. Depending on the exact street, homes feed into either the MacArthur High School feeder pattern or the Churchill High School feeder pattern, with elementary and middle schools split accordingly (Castle Hills Elementary, Northwood Elementary, Jackson Middle, and Bradley Middle are all in the general rotation).

Do not trust a listing's school field. NEISD publishes a current attendance-zone lookup on its website — enter the exact address before you write an offer or sign a lease. The lines have been redrawn more than once in the last decade as NEISD rebalanced enrollment.

What the housing stock actually is

Most of what you will tour here was built between 1958 and 1975. Expect:

  • One-story ranch floor plans, 1,500–2,400 sq ft, three or four bedrooms, two bathrooms
  • Original slab foundations (watch for the standard San Antonio clay-soil movement — get a structural look if you see stair-step cracks in brick)
  • Large lots by inside-410 standards: quarter-acre is common, half-acre is not rare on the deeper interior streets
  • Mature live oaks and Arizona ash, which is both the charm and a maintenance line item
  • Original cast-iron drain lines in some unrenovated homes — a plumbing scope during option period is money well spent

Smaller two-story homes exist, mostly from a 1980s infill wave along the edges. True new construction is essentially zero; the neighborhood built out 50 years ago.

Property taxes without the independent-city add-on

Because Northwood and Oak Park–Northwood are inside the City of San Antonio, you pay the standard Bexar County stack: City of San Antonio, Bexar County, Bexar County Flood Control, University Health, Alamo Colleges, and NEISD. You do not pay an additional municipal rate the way Alamo Heights, Olmos Park, or Castle Hills residents do, which is a real line-item difference versus those nearby small cities.

File your homestead exemption with BCAD using Form 50-114 by April 30 for the tax year. If your appraisal notice comes in high in April, you have until May 15 (or 30 days from the notice date, whichever is later) to file a protest — do the informal review with the assigned appraiser first, then the ARB hearing if you are still off. Pulling your own comps from BCAD's public search and bringing printouts to the informal meeting is how most protests actually get resolved.

Commutes and the practical geography

Destination Typical drive Route
Downtown / Pearl 12–18 min US-281 south
Medical Center 10–15 min Loop 410 west or Wurzbach
SAT Airport 7–10 min US-281 or 410
JBSA-Fort Sam Houston 15–20 min US-281 to I-35
JBSA-Randolph 25–35 min Loop 410 east
JBSA-Lackland 25–35 min 410 west to 90
Stone Oak 15–20 min off-peak US-281 north

The practical limit on this location is US-281 southbound during the morning rush, which backs up from well north of 1604 down through the 410 interchange. If you work downtown or at Fort Sam, you are mostly ahead of that pile. If you commute north on 281 toward Stone Oak, you are driving against the heavier flow.

Rent and price positioning

RentInSA's active listings as of October 2026 show a citywide median asking rent of $1,700 per month and roughly $0.80 per square foot across San Antonio. Northwood and Oak Park–Northwood rentals tend to sit a touch above the citywide median on a monthly basis because the floor plans are larger, but below the per-foot numbers you will see in Alamo Heights (78209) or Stone Oak (78258) because the homes are older and the finishes are mostly original or lightly updated. Single-family rentals dominate; true apartment product in these two neighborhoods is limited to the edges along West Avenue and Blanco.

For sale, the pattern is similar: lower per-foot pricing than the same NEISD district buys you in 78209 or 78258, with the trade being 1960s bones instead of 2000s construction.

What most people get wrong

  • Assuming inside-410 means SAISD. It does not here. These neighborhoods are NEISD. Confirm the exact street-level zone on NEISD's address lookup, not on a listing summary.
  • Confusing Northwood with Castle Hills. Castle Hills is the small independent city immediately west, with its own PD, its own tax rate, and its own permitting. If your address is Castle Hills, you are not in Northwood and your tax bill is different.
  • Skipping the plumbing scope. Mid-century homes on original cast-iron drains fail at predictable intervals. A $200–300 camera inspection during option period is the cheapest insurance you can buy on a 60-year-old slab-on-grade.
  • Underestimating foundation movement. Clay soil plus mature oaks plus old slabs equals real movement over time. Hairline cracks are normal; stair-step brick cracks and doors that will not latch are not. Get a structural engineer, not a general inspector, if anything looks suspect.
  • Treating 78213 as one market. The ZIP covers everything from these NEISD pockets to areas feeding other districts further west. The NEISD attendance zone is doing a lot of the pricing work; the ZIP code is not.
  • Forgetting the homestead cap. If you buy and move in, filing your homestead exemption not only drops your taxable value but also caps future appraised-value increases at 10 percent per year. In a year when BCAD comes in hot, that cap is the single most valuable piece of paperwork in the file.

The right buyer and the right renter

The profile that fits here is someone who wants NEISD schools, a short commute to downtown, the Pearl, the Medical Center, or Fort Sam, and is willing to take 1960s-era construction in exchange for lot size and location. If you need a new build with a two-car garage facing a cul-de-sac and a walking trail at the end of the block, you are looking at Stone Oak or Alamo Ranch, not here. If you want a mature neighborhood with trees older than most of San Antonio's suburbs and a 15-minute drive to almost everything inside Loop 1604, this is one of the quieter answers.
